We are currently assuming control of the manafement of our complex maintenance.
Are there any other committees, or just occupiers, who could recommend the property management company of their complex?
Any help appreciated.

I don't know what you are paying in communal fees but external property management companies charge around 800 euros per annum, some much higher! We run our own complex, have a management committee and use external contractors to handle pool cleaning, gardening, communal area cleaning, etc. Our fees are relatively modest by comparison!

Thank you Shane, we are considering this. Wcurrently have two quotes, but they are pretty enormous, so wondered if there were other, more reasonable companies who may be prepared to give us a quote.
Hudswell, we don't currently have a management company, our deveoper ceased to look after the complex in August. We currently have someone taking care of the pool, and owners are looking after many areas such as cleaning public areas, but we are pretty desperate to get it managed professionally!

Unfortunately, all the property companies we investigated charged high fees, far higher than we were currently paying! Without knowing your particular situation it is difficult to offer advice but in simple terms if you identify all your annual costs and divide the total by the number of properties in your complex then that will give you an approximate property communal charge for doing it yourselves. There is a specific calculation for communal fees which I can provide if you wish, together with a list of expense categories to consider. The problem, as I have touched on, is that you need a group of owners who have the will and determination to run a committee!
