A fast track permanent residency for a non EU citizen into Cyprus has been to buy a new build property for a minimum 300,000 PLUS VAT.
I heard ( in our local yesterday ) that the rules have changed that the property you have buy DOES NOT have to be a new build off a developer. ( The guy who said this had only had a couple of beers ).
Would appreciate any advice on this thanks.
Permanent residency,new rules?
Re: Permanent residency,new rules?
Cyprus residency requires different procedures for EU and non-EU citizens. EU citizens register after 3 months, while non-EU citizens can gain permanent residency through a €300,000+ property/fund investment (fast-track) or by demonstrating a secured annual income. Applicants must prove financial stability, have private health insurance, and clean criminal records.

Key Residency Pathways
Permanent Residence by Investment (Golden Visa): A minimum €300,000 investment in new residential/commercial real estate, shares in a Cypriot company, or units in Cypriot investment funds. Requires a secure, stable annual income from outside Cyprus.
Category F (Permanent Residency): For individuals with a secured, non-local, independent annual income (roughly €9,568 for a single applicant + €4,613 per dependent) that covers living expenses without working in Cyprus.
EU Citizens: Need to register at the Civil Registry and Migration Department after 3 months of residing in the country.
Temporary Residency (Yellow Slip/Pink Slip): For non-EU citizens intending to stay longer than 90 days for work, study, or family reunification.
