Can anyone recommend a reliable local agency who can show us some rental properties or is it all done on line ?

Peyia and Tala, while nice, are very large and from your opening post it sounds as though the places mentioned by Yioula might suit you best. Chloraka, while quite large is well placed for getting around west of Paphos areas.

Another place you might consider for a short rental while you look around is Geriskipou. This is a suburb on the east of Paphos town and I have seen quite a few apartment rentals in this area. It is not a tourist area and Paphos town is literally minutes drive away.

When we first came over we used Mr Rent and a number of people recommend Smartrentz as well. Both these agencies keep their websites updated, a number of agents don’t.

This is why I mentioned it. Down near the coast the Humidity is bad in the summer months, but it gets better as you rise up away from the coast.

Ronk , thanks ...I have allergies.. especially the pollen variety so always bring lots of meds with me. The dust is worrying though , are people wearing masks ....I saw there have been more alerts this year than many before? We are for sure not put off by this but like to be informed ...thanks:)

Dominic , looks like your attempt to split the weather topic off has been somewhat masked in dust ......seriously, this is very relevant and I will experience it first hand on Thursday ......hopefully it will have dispersed by then for all concerned !......I did mention I lived in Saudi in the 80s and the sand storms were a nightmare ....I pray this will not be a new norm for Cyprus !

Having trawled through countless Paphos rental websites one would be led to believe that there are hundreds of lets to be had ....however looking at the ones recommended here on PaphosLife it is an entirely different story .....hopefully all will be revealed very soon!

You will find that many agency's have the same property and that they also still advertise on that have been let..

Some brits expect to rent a villa for €5-600 a month. In reality, rentals have to be related to value, same as the uk.

Who wants to rent a property to someone on a 6 month let when pool and garden maintenance can be well over €150 and electricity can be €200 a month. And some people expect that to be part of the rental!

Jimgward, thanks for the heads up........having been an expatriate for most of my life the two words I have always set my stall by are "manage expectations" .......I am also a landlord so know what you mean

We visited friends in Letymbou a couple of weeks ago and thought it was a beautiful area (and above the humidity line). There was a blog about it last year on here. I would put a link for it but I’m a bit of a technophobe, just look in the blog section, it was published in June 2017.

Despite what you may read or see, there is a serious lack of rental properties available at the moment in Paphos. Any agent you contact will tell you this. Rents are through the roof as many houses are sold to avoid repossession and the demand has increased. Spread yourself wide and contact as many agents/private owners/ads on forums etc. as possible with your requirements.

That is also true, but it’s now a sellers market and if your mortgage on a property is 1000euros a month, why would you rent for 500? Rental prices tend to follow property valuations. In the buy-to-let market of 10 years ago, people were looking for an 8% per annum return. So a $100,000 property had to be rented out at $750 a month. It has dropped to about 5% in the current climate in the UK and Cyprus will soon be there.
