Does anybody know what the position is here if you have house for sale with an agent then a friend of a friend introducers a purchaser ! Do i still have to pay the agents?

Did they introduce them directly to the seller or to the agent selling the property? If they've introduced them to the agent, then they will definitely charge the commission. For a private sale, you may get round it but it's always better to check what is written in the terms of the contract.

Introduced directly to vendor, agent unaware, contract seems to suggest fee payable when agent introducers!

If you signed up with an estate agent, I think your still liable for their commission.

Won't there be a time limit on the contract with the agent?

not sure if you are allowed to name estate agents but this one offshoot of the biggest developer in Cyprus charges 5% plus they advertise it on their vast web site and if some other agent contacts them and you sell you have to pay another 5% +vat so for example on130,000 eur you would pay appr 16,000 eur + legal fees its; awicked world

We are with various agents here trying to sell a property and we have signed up with one of the biggest estate agents in Paphos, we have been told verbally and also have proof in writing on our contract with this particular company stating that if we sell privately and the agent has not had any dealings with the sale then NO commission will be required to the agents. They all want 5% here it's dreadful !

It's usually a 6 month contract.... and yes, they all want 5% and will generally want you to provide all the info on your property and preferably, the photos too!
And by the way, if you can just call into the office and sign the contract, that's great - because we don't need to get off our backsides and do anything else

I have to say that the Agent who sold ours did work hard and the pictures they took were great in fact we were a bit worried that they made it look too good and people would be disappointed on seeing it! They did charge something like 5% I think but we had it in writing that if we sold through another agent then they had no claim at all but they did advise us to be very careful and always ask the viewers names so there were not duplicate viewings and potential problems . These agents were scottish and russian and we did sell to a russian couple.

Every agent that we have signed with have all met us at the property and talked us through on how they operate, we have always signed the contracts on the day of meeting them and every one has taken their own photos of which one company in particular are fabulous shots, just need for one of them to sell the property now.
