Limni Golf project won't happen... interesting news

Post by cyprusmax47 »

Today's local press gives us more information of the situation at the Limni Golf project and Limni Pier which is unsafe to use....

Here Google translation of the article at Philenews:

Developments arise with the property owned by the CTC Group (Shacolas) in the “Lake” area in Polis Chrysochous, since, according to information from “Φ”, the land has been divided and sold to two separate investors.

One investor is a Cypriot group of companies, while the second is the Provident Fund of ETYK, which acquired the privileged seaside fillet.

The property concerns the ambitious project of Limni Bay Resort, which would be developed on over 3 million sq. m. of land in Polis Chrysochous, however, the plans were frozen after the Group decided in 2018 to cede it to the Bank of Cyprus – in the context of a debt-to-asset swap – for 93.3 million euros.

Now, after the acquisition of the plots, it is expected that the land, which remained unused for over a decade from the initial plans, will be developed, but not based on the original business model – at least not in its entire area – which envisaged the creation of golf courses, hotels, villas, residential units, sports facilities and a helipad.

To two different investors

According to information from “Φ”, the land was divided into two plots – a coastal plot and an inland plot – and has been sold by the Bank of Cyprus to two separate – independent – investors, without however disclosing the purchase prices. It is recalled that the entire area was granted by the CTC Group to the Bank of Cyprus for 93.3 million euros.

Specifically, the land located inland was sold several months ago to a Cypriot group of companies, while the "deal" for the remaining half of the area - which extends along the coastal front - was "closed" a short time ago, with the buyer being a "legal entity with Cypriot interests".

"Φ" reports that the legal entity that bought the coastal "fillet", of approximately 1.5 million sq. m., is the ETYK Provident Fund, which maintains approximately half a billion in reserves and can purchase and develop such a large area.

It is clarified that so far the plans of the ETYK Provident Fund for the plot have not been made known.

Essentially, however, based on the new data, the plan for a unified development is being abandoned and therefore each investor will proceed with their own business plans and a different way of utilizing the land they acquired.

One investor abandons golf

Although the plans of the ETYK Provident Fund that acquired the coastal plot have not yet been made known, "Φ" has nevertheless obtained information on how the Cypriot group of companies that acquired the plot inland intends to proceed.

Based on our information, the Group does not wish to proceed with the initial plan and has already submitted applications for a change of permits and use, based on its own business plan. In fact, the same information states that the plans for the development of a golf course and hotel have been completely abandoned and the investor wants to proceed with other types of developments, while part of the area is intended for a photovoltaic park.

It is noted that the land had been granted by the Group to the Bank of Cyprus along with the issued permits for the creation of golf courses, hotel infrastructure and other developments, which had been secured based on the original design for the Limni Bay Resort.

The Shacolas Pier is being destroyed

At the same time, the pier that Nikos Shacolas had built in the area and is publicly accessible, is close to being destroyed, since it seems that it has not been maintained by the competent authorities over the years, although it is used by both locals and tourists who take their stroll in the area.

A video sent to the offices of "Φ" shows that the dock, due to the poor condition it is in, poses a serious danger to those who use it, and if it is not repaired soon, it will be completely destroyed.

We raised the issue with the Mayor of Polis Chrysochous, Giotis Papachristofis, who, confirming the current state of the dock, due to lack of maintenance, said that as a Municipality they have already sent a relevant letter to the Ports Authority, which is the competent Authority, requesting that the infrastructure be repaired immediately and maintained properly.

I flew the drone around the pier the other day and will publish the footage tomorrow. It does need maintenance, but it will be a shame if it goes completely. What with the mess that is Polis Campsite at the moment, the Municipality needs to get their act in order if they want to be able to encourage tourists to the area. Currently their entire focus appears to be on Latchi.

There's the rub, campers tend to have less money to spend than people who stay in hotels like The Anassa.

Wasn't there also an issue with the turtle nests being near or on the planned golfing area?

Well, people who stay at the Anassa don't need to go to Latchi Beach either. They've got a nice one on their doorstep. Literally.

But Polis Campsite Beach was used by a lot of people, not just campers. Indeed, often when we went there the campsite was virtually deserted, but there were still plenty of people on the beach. Now, with no facilities at all, the place is declining. How long before it loses its coveted blue flag status? It certainly doesn't meet the requirements any more. And sooner or later, human waste will start to wash down from there towards the beaches of Latchi, as that is the way the current normally flows.

With regards turtle nests, I thought the planned golf area was the mine itself, which was well away from the sea.The beach between Limni Pier and Argaka was cleaned a couple of years ago though. Lots of slag from the mines was removed, and the coastline is a lot nicer now. People moaned when some of the trees were chopped down, but people always moan. I think the nest issue was further along the coast, and related to a couple of illegal bars. To be honest I feel sorry for the bar owners though. There is a huge stretch of coast there, and I am sure a couple of bars wouldn't have made that much difference.

Perhaps the turtles were here years before bars were even thought about, humans wrecking the world again, hardly any snow on troodos yet let see next month, no water in the dams, so much for planet cooling, we all seen figures on TV warmer planet, targets missed, LA fires, reeves third runway on the agenda in London , more aircraft pollution, if you can stay awake on your next daytime flight just watch aircraft zooming by, (it might put you off flying how close other aircraft are) the black fumes from near misses are easesily to see.
