Boundary Fences

We live in a small complex where all the front gardens are separated from their neighbours with a wooden ranch fence between the driveways. We were under the impression that ownership of such fences is shared between the properties, i.e. owned jointly. In the UK I believe this may be slightly different.

Can anyone confirm if our information is correct. If not, how do we tell which side owns the fence.

Part ownership is usual in the UK, but some co owners don't like coughing up cash for repairs etc

In the UK the fence on the left as you look down the garden is usually yours, plus if the arris rail faces you then that is your fence.

If you own the property:
Do you have Title Deeds for your property as the extent of your residence should be on the plans and maybe a reference to boundaries and responsibilities? If not, this information should form part of the Sales Contract. We had a detailed list of requirements.

If you own or rent:
Perhaps quicker to ask your committee as it should also have the relevant documents showing the legal responsibilities of individual areas / common areas for each property.

Our title deed has no reference whatsoever to ownership of boundaries. We assumed they are jointly owned. We are not on a communal estate.

Thanks all. Nothing in our title deeds. Our village muktah says that fences are jointly owned.
