Anyone live in Kallepia?

My wife and I have seen a plot of land for sale which we are interested in buying. We like the area around Kallepia and Polemi having spent some time on various trips around there. However, I know there can sometimes be a difference between visiting somewhere and actually living there. Therefore, I was wondering if anyone living there could give us a flavour of what to expect.

We lived there for a while in a rented house near the main road. Down in the village it is nice and olde worlde . Their is a well used village Taverna and another restaurant as well. There are buses bur really you need a car. Sadly around a year ago the shop on the top main road closed, and I don't think there is another one there.
But, overall not a bad place to live..

Do take the normal precautions when buying land... Deeds.. access ... water... electric... permission to build.. etc
We made some mistakes re land in Polemi..

That shop on the main road is still open.

Regarding the area, it is lovely. Nice and central, like Polemi. A bit cooler than Paphos, which is a blessing in the height of summer.

Are you sure re the shop.. The door has been closed all Summer.. And I thought they had taken the sign down


And another observation, depending where the plot of land is... The New Road from Paphos to Polis is going past the edge of Kallepia

Good call Trev, thanks for the heads up. From what little I have seen it looks to follow the main road to the west of the village before heading north to Stroumpi and Giolou. We'll make sure our lawyer checks this out.

Kallepia is fabulous in the height of the humidity in August but is very cold in Winter due to its altitude
I would be very cautious buying land and it’s location especially with the proposed new highway......I hope you have engaged a good English speaking Solicitor that has no connection with the Vendor whatsoever as everybody here is somebody’s cousin ....

The route of the new motorway will be west of Minthis golf, coming from Marathounda where the tunnel will be....so quite away from Kallepia...

If you enlarge the map you will see even more information of exits etc....

Important if you buy land is that you have electricity and drinking water at the property or at least very near. Outside of villages the land is often agricultural and the building factor then only 8% or so, but your lawyer will be able to find out from the land registry... Also important is the kind of soil or rock at this land and if you have your own access road, otherwise you need the permit of the owner which can be difficult to get..
