How does the payment agreement for long-term apartment rentals (12 months) work in Paphos? Do we have to pay upfront for 12/6/3 months or is it like monthly advance payment? Are there any additional costs to be considered for renting like agent fees, municipality fees, water and electricity fees? Also are there deposits required and how much percentage on average. I am trying to calculate the initial bulk expenses that I would incur. Thanks!

You should also take out contents insurance for any of your possessions as it is most likely that the owner won't have it!

It depends which agent to use and what type of property but generally it's a month to the agent as commission and another month upfront as a deposit to the owner.
Some rentals include keeping the utilities in the owner's name but if not you will need deposits for water and electricity.
Council Tax (municipality fees) may or may not be included on the rental agreement.
If you rent on a complex check that the owner's paying the management fees.
Thanks. That was quite helpful.

As a general rule when renting; You pay two months up front One of the payments is the deposit for damage incurred when you leave, the other is for the owner or agent. The electric is usually in your name, and there will be a deposit to pay to the electricity board. The rates and water are usually in the Landlords name and the Rent includes Maintenance/Rates. There are variations to all the above but it will give you a guide
Thanks!

A good way to find rentals in all areas is via the Bazaraki website
